Sidewalk repair in Lake Elsinore

We repair cracked, raised and sunken concrete sidewalks and walkways in Lake Elsinore so they stop being trip hazards.

Cracked and uneven concrete is a trip-and-fall hazard, and on a walk that is the whole problem: the lip where one panel sits higher than the next is the edge a foot catches in the dark. We take that edge out, with a patch, a new section, or a sunken slab lifted back to level.

Most walks do not need tearing out end to end. We fix the sections that are broken and leave the sound ones where they are.

Sidewalk problems we fix

We fix raised slabs, cracks, sunken sections and crumbling edges on sidewalks and walkways, and one walk often has more than one of them.

Here is how each one shows up underfoot:

  • Raised and lifted slabs

A panel pushed up by tree roots leaves an uneven lip at the joint, and a slab more than half an inch above the next is a trip hazard.

  • Cracks that keep spreading

Small cracks spread when they are left, open up the surface and let water pool on the walk.

  • Sunken, uneven sections

A slab that has dropped below its neighbor leaves the same uneven step, only from the other side.

  • Crumbling edges

Edges that chip and flake, the trade's "spalling", leave a ragged drop along the side of the walkways and catch the foot that strays off.

What it costs

How sidewalk repair is priced

Sidewalk repair is priced by how many sections need work and the fix each one needs, from a patch to a full new section.

A patch

Patching minor cracks and holes is relatively cheap, and it is the fix for damage that is small and local.

Low end of the range

A new section

A section cut out and poured new costs more than a patch, and repair still usually costs much less than replacing the whole walk.

High end of the range

From the call to a flush walk

Patching or replacing a sidewalk section

We patch minor damage, and where the damage runs deeper we cut the section out to the nearest control joints and pour it new.

Every sidewalk job runs these five steps:

  1. A free look at the walk

We walk the sidewalk with you, mark each section and the fix it needs, and quote the whole job before we start.

  2. Patch the minor damage

Small cracks and holes are cleaned out and filled with patching compound, so they stop spreading and stop holding water.

  3. Cut out what is too far gone

A badly broken or lifted section is cut out to the nearest "control joints", the grooves across the walk, so the new concrete meets the old at a clean line.

  4. Pour the new section

The section is poured new and finished to sit flush with the panels on either side, with no lip left to catch a foot.

  5. Clean up and hand it back

We clean up when the work is done and leave the walk clear.

sidewalk section cut to the joints
Why the cut follows the joints

On a 4-foot-wide sidewalk, control joints are cut every 4 to 6 feet so shrinkage cracks form in a straight line. Cutting to them gives the cleanest repair, with the new section framed by joints like every other panel.

More sidewalk repair questions

These questions sit right next to sidewalk repair: liability, the rules a commercial walk answers to, lifting instead of replacing, and permits.

Trip hazards and owner liability

A slab raised more than half an inch above the next one can be a trip hazard, and the property owner may be liable if a guest is hurt in a fall on damaged concrete.

That is the reason to fix a lifted panel when you first notice it, before someone finds it with a foot.

ADA rules for commercial walks and curb ramps

ADA accessible routes must be stable, firm and slip-resistant, so cracked, heaved or spalled concrete on a commercial walk does not comply.

The Americans with Disabilities Act, signed in 1990, sets the rules, laid out in the 2010 ADA Standards for Accessible Design. Curb ramps allow a running slope of at most 1:12, a cross slope of at most 1:50 and a width of at least 36 inches, with "detectable warning surfaces", the truncated domes, at the base of every ramp. Landings are at least 60 by 60 inches with slopes of 2% or less, as the U.S. Access Board sets out, and ramps are built to meet those requirements.

Leveling a sunken sidewalk slab

A sunken sidewalk slab in good condition can be lifted back to level instead of replaced.

The trade calls it "slabjacking", and it needs sound concrete; a slab with too many cracks may need replacing instead, and we tell you which yours is at the estimate.

Does a commercial sidewalk need a permit?

A commercial sidewalk can need a permit, and commercial sidewalk projects almost always do.

Where a permit applies, permitting is a step of the job, and we build it into the plan and the quote before any concrete is cut.

Quick answers

Sidewalk repair questions

The four questions we hear most on the phone about cracked and lifted walks.

How to repair a damaged sidewalk?

Minor cracks and holes are filled with patching compound. For larger damage, the cleanest result comes from cutting the section out to the nearest control joints and pouring it new, and a sunken slab that is still in good condition can be lifted back to level instead.

Does home insurance pay for sidewalk repair?

That depends on your policy, and it is a question for your insurer rather than for us. What we can give you is a free look at the walk and a quote for the whole job before we start, so you have a firm number to take to them. A raised slab stays a liability for the owner in the meantime.

How much would a 20 ft sidewalk cost?

It depends on how many sections need work and what each one needs, since patching minor cracks is relatively cheap and a section poured new costs more. Sidewalk repair in California typically runs $8 to $25 per square foot, and we quote your walk as one whole job once we have seen it.

What is the best cement for sidewalk repair?

The right material depends on the size of the damage. A patching compound suits small, local damage, while a walk that is broken through needs fresh concrete poured as a whole new section, cut in to the nearest joints so it ends where the old panels do.
