Bare concrete to a sealed floor

Garage floor coating contractors in Lake Elsinore

We prepare and coat concrete garage floors in Lake Elsinore with epoxy or polyurea systems.

Most of the job is the part you never see. Oil, tire marks and old stains come off with the grinder, the cracks and pitted spots get filled, and only then does the coating go down on clean, open concrete.

Ground concrete has open pores and a rough face, so the coating locks into the slab instead of sitting on top of it.

What goes on the floor

Coating systems we install

We install epoxy and polyurea floor coating systems, finished with a topcoat suited to the way your garage gets used.

The coating systems we install, one per card:

  • Epoxy floor system 100% solids, cycloaliphatic

An epoxy with no solvents or fillers, so what we roll onto the garage floor is the coating itself, ground in and sealed.

  • Polyurea floor system Strength and flexibility

Polyurea floor coatings are valued for being strong and flexible, a good match for a floor that takes cars, tools and daily traffic.

  • Topcoat for the use Matched to the garage

Standard epoxy is not slip resistant and can be slippery when wet, so the topcoat is chosen for how the garage is used.

Grinder, patch, then coat

Grinding, crack repair and coating

We diamond grind the floor, repair cracks and spalled spots, then lay the coating so it bonds into the opened surface.

diamond grinding a garage floor

Every garage floor we coat goes through these five steps:

  1. Look at the floor

We check the cracks, the flaking and the stains, and how old the slab is. Fresh concrete has to cure about 28 days before anything goes on it.

  2. Diamond grind the whole floor

Industrial diamond grinders with 20-grit bits take off dirt, oil and stains. Built-in dust extraction keeps down the silica dust that OSHA: Crystalline Silica warns about.

  3. Repair cracks, voids and spalls

Cracks, holes and the flaking the trade calls "spalling" are repaired before the coating goes on, so it covers a sound, even slab.

  4. Lay the coating

The epoxy or polyurea goes down on the ground surface, where the open pores let it bond into the concrete, then the topcoat goes on.

  5. Clean up and hand it back

We clean up when the work is done, so all that is left in the garage is the new floor.

Straight talk on cost

How a garage floor coating is priced

A garage floor coating is priced by the floor area, the repair the slab needs and the coating system you choose.

These three things set where your floor lands:

  • Floor area

A single bay and a double garage with a workshop corner are different jobs; the square footage sets most of the price.

  • The repair the slab needs

Cracks, voids and spalled spots all get fixed before the coating, and a rough floor takes more of that prep.

  • The coating system

Epoxy or polyurea, and the topcoat that suits the garage, change the material and the labor.

Garage floor coating questions we hear most

What is the average cost to coat a garage floor?

In Lake Elsinore, garage floor coating typically runs $3 to $15 per square foot, or $1,200 to $6,000 for an average two-car garage. These are typical ranges for the area, not our quote.

What is the highest rated garage floor coating?

No one coating suits every garage. Polyurea floor coatings are valued for strength and flexibility, and the epoxy we install is 100% solids cycloaliphatic epoxy with no solvents or fillers. Either one lasts only as well as the prep under it, which is why we diamond grind every floor first.

How much does it cost to epoxy a 500 square foot garage floor?

A floor that size is priced mostly by its square footage, then by the cracks and spalled spots to repair before the coating and by the system you choose. We measure the floor on the free estimate and quote the whole job before we start, so the number you hear is the number you pay.

How much does it cost to epoxy 1000 square feet of flooring?

On a floor that large, the prep weighs as much as the size: grinding the whole surface, repairing cracks and voids, the finish chosen and the labor all add up. Repairing and resurfacing concrete costs far less than tearing it out and replacing it.
