Lifted, not replaced

Concrete leveling in Lake Elsinore

We lift sunken and uneven slabs in Lake Elsinore back to level by filling the void underneath them, so the concrete stays where it is instead of being torn out.

The trade calls it "slabjacking": small holes go through the slab, and cement slurry or limestone grout is pumped underneath until the slab rises. When polyurethane foam does the lifting instead, it is "polyjacking", or foam leveling.

Slabs we lift and level

We level sunken driveways, walkways, patios, steps, pool decks and garage floors, the "flatwork" around a house, a single slab or a whole run of them:

  • Driveway
  • Walkways
  • Patio
  • Steps
  • Pool deck
  • Garage floor

Each one is lifted where it sits, so the finish, the color and the joints you have now stay as they are.

From the drill to the patch

Drilling, filling and lifting the slab

We drill holes in the sunken slab, inject material through them to fill the void and lift it, then patch the holes.

Every lift runs these four steps:

  1. Look at the slab

We see how far it has dropped and check that the concrete is whole enough to lift.

  2. Drill the ports

Small holes go through the sunken slab, placed so the material reaches the whole void.

  3. Inject and lift

Slurry, grout or foam goes in under pressure, fills the void and raises the slab back to level.

  4. Patch the holes

The ports are patched and the slab is cleaned off, so what is left is a level walk.

How soon you can use it

Foam leveling

Usually done in one day, and the concrete can be used right away.

Mudjacking

The slurry needs curing time, so the area can be out of use for up to 48 hours.

We tell you which one your slab needs, and how long it will be out of use, before any work starts.

What it costs

How concrete leveling is priced

Leveling is priced by the size of the slab and the method that lifts it, and it costs far less than tearing the slab out and pouring new.

Three things decide where your slab lands in the range:

  • The slab area

A bigger slab over a bigger void takes more material to lift.

  • The method

Foam costs more than mudjacking, because the material costs more than cement slurry and needs trained crews and special equipment.

  • Access and prep

How easy the slab is to reach and how much prep it needs both change the final price.

Who we level for

Leveling for homes and commercial walkways

We level sunken slabs for homeowners and for the walkways and entries of commercial properties.

Left alone, a sagging slab keeps getting worse and can eventually collapse, so it pays to lift it while it is still whole.

Homeowners

Driveways, walks, patios, steps, pool decks and garage floors.

Commercial walks and entries

The walk and the entry your customers cross first, back to level.

More concrete leveling questions

These questions sit right next to concrete leveling; each card gives the short answer, and the comparison card points to the guide with the full one.

Why concrete sinks

Concrete sinks when the soil under it settles or washes out and leaves a void beneath the slab.

Disturbed, re-compacted soil is never as stable as undisturbed ground, and a slab that dropped quickly usually points to burrowing animals, misdirected downspouts or poor grading. We point out the cause when we see it, because leveled concrete can keep sinking if the soil beneath was never packed to "Proctor density", the trade's compaction standard.

Mudjacking and foam leveling compared

"Mudjacking" pumps cement slurry under the slab, while "foam leveling" injects lightweight polyurethane through smaller holes.

Mudjacking
Suits patios, driveways, walkways and steps; out of use up to 48 hours.
Foam
Suits heavily loaded slabs and garage floors; usually done in one day.

Can every sunken slab be lifted?

No: a slab broken into many small pieces, or one carrying a heavy wall, is not a candidate for lifting alone.

Lifting needs concrete in good condition, and a slab with too many cracks may need replacing. If yours is one of those, we tell you at the estimate and quote the replacement instead.

Quick answers

Concrete leveling questions

The questions we hear most on the phone about sunken slabs.

How much does it cost to have concrete leveled?

In Lake Elsinore, concrete leveling typically runs $500 to $1,500 a slab, and standard repairs on small to medium-sized slabs typically come in around $1,500. The slab's size and the method set where yours lands, and either way it costs far less than tearing the slab out and replacing it. How the cost of the two methods differs is set out in mudjacking vs foam leveling.

What is the best method for concrete leveling?

It depends on the slab. Mudjacking, which pumps cement slurry or limestone grout underneath, suits patios, driveways, walkways and steps, while foam suits heavily loaded slabs such as garage floors. Foam costs more, but it is usually done in one day and the concrete can be used right away, as mudjacking vs foam leveling sets out in full.

What are the drawbacks of concrete leveling?

Leveled concrete can keep sinking if the soil beneath it was poorly compacted, and mudjacking needs curing time, so the area can be out of use for up to 48 hours. A slab broken into many small pieces, or one carrying a heavy wall, cannot be fixed by lifting alone. How the two methods compare is set out in mudjacking vs foam leveling.

Can I level my concrete myself?

Foam leveling equipment is generally available only to trained, certified installers, and the foam goes in with specialized hydraulic equipment through holes drilled in the slab. That puts a proper lift out of reach of a weekend project, and a call gets you a free look at the slab instead.
